Annual Maintenance

Part of being a new homeowner means having to learn the basics of maintaining your home to prevent larger problems in the future. Below are some of the basic homeowner maintenance items that we encourage all of our new homeowners to perform on an annual basis.

  • Clean dryer vent and hood-vent to ensure they are exhausting properly. Lint is highly flammable and can pose a severe fire hazard when dryer vents are not cleaned regularly and properly. If your dryer vent is clogged or blocked, it will have to run longer to fully dry your laundry, which uses more energy and could cause your electric bills to increase.
  • Check weather-stripping and door sweeps on all exterior doors. These pieces prevent air (and more importantly BUGS!) from getting into your home. It is natural for weather stripping and door sweeps to break down over time, but they are very simple to replace if needed.
  • Inspect and replace, as needed, caulking and grout around tubs, showers, sinks and back splashes. We recommend applying grout sealant at wet areas since grout is porous. Once grout has been applied and dried, it is ready to absorb any liquid that comes its way, like water. By penetrating the grout with sealer first, you are pre-empting water and other liquids from penetrating the grout, therefore increasing the longevity of the grout.
  • Clean chimney flue before initial use every year. Any time accumulation of soot and creosote occurs in your chimney, it can be enough to fuel a fire that may damage the chimney and even spread to the roof and home.
  • Inspect and clear all weep holes around the exterior of home. If weep holes become blocked, moisture can become trapped inside the wall cavity, which can lead to catastrophic damage of the wall materials.
  • Set up an appointment to have your septic tank inspected. Regular inspections can help you avoid maintenance emergencies. Like any other system in your home, your septic system will operate better and more efficiently with proper maintenance and care.

Warranty Software

Your experience with our team at Manuel Builders does not end when you close on your home. We offer warranty services and a helpful online warranty software to aid in this process. Below you’ll find step-by-step instructions on how to login to your homeowner portal and submit a new request.

  • First, open your internet browser and enter manuelbuilders.punchlistmanager.net
  • Here, you will be asked for a username and password. Your username will be the email address you have submitted to Manuel Builders.
    1. Homeowners logging in for the first time will need to create a password. To do this, enter your username, and then click the “Forgot your password” button located under the “Sign In” button.
    2. You will again be asked to enter your username, then click “Email reset link”. You will then need to open your email, find the reset password link sent to you, and follow the instructions on resetting your password.
    3. Once reset, use this new password in combination with your username to log into your homeowner portal.
  • This is the Dashboard of your homeowner service software portal. From here, you can do several things such as submit new warranty requests, view old requests, or even change your personal contact information.
  • To submit a new request, click the “Add New Request” to the left of the page.
  • Next, click the “Add new record” button.
    1. This will open up several drop down menus, in which you can pinpoint the area of your home, and category in which your problem lies.
    2. After selecting your drop down options, there is a text box in which you can add a brief description of your problem.
    3. After adding a brief description, you also have the option to attach a photo to your request. This button is located directly beneath the text box. This can be especially helpful if your request includes any physical damage to your home.
  • Once you have entered all of the necessary information, you will need to click “Save” in order to create this record of your warranty request.
  • The final step, once your warranty request is saved, is to scroll down to the bottom of the page and click “Submit your requests to be processed.” **If you forget this final step, your warranty request will stay saved in your portal, but not be sent to a Manuel Builders warranty representative.**
  • After you click submit, it may take several minutes to process your submission. There is no need to click submit again. Once clicked, simply let the software process for a few minutes, and your submission will be sent.
  • Once you have successfully submitted your request, you will be contacted by a Manuel Builders representative either by phone or email, within 48 hours of your request.

Every builder warrants the following to the owner (exclusions can apply):

  1. One year following the warranty commencement date, the home will be free from any defect due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.
  2.  Two years following the warranty commencement date, the plumbing, electrical, heating, cooling, and ventilating systems exclusive of any appliance, fixture, and equipment will be free from any defect due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.
  3. Five years following the warranty commencement date, the home will be free from major structural defects due to noncompliance with the building

How do I adjust a loose door knob?

A loose door knob on your interior doors may occur over time with normal use. Just grab a flat-head and Phillips-head screwdriver for an easy fix! First, find the small lip at the base of the door knob cap. Place the flat-screwdriver in the lip and pull off the cap. You will now see an arrow that will need to be pushed down to allow the removal of one side of the door knob. Remove the knob to uncover the plate where the screws are located. The screws can be tightened with a Philips-head screwdriver or drill. Once the screws are tightened, push the door handle back into place, twist it and push the cap back on. You’ll hear a click or popping sound that indicates the plate is securely back in it’s place and ready to use again.

How do I adjust the ball catch on my door?

In some homes, most of the doors that lead to the closets in all the bedrooms are designed without a normal turning door knob and latch system. Instead, they function with a ball catch system that is used to latch the door closed when you shut it.

If you notice your door is not closing properly or not wanting to close at all, you can adjust the ball catch. You can find the ball catch mechanism at the top corner of each door. To adjust the ball catch on a door, tighten or loosen it by turning it. Turn the ball catch clockwise if it needs to be adjusted to a lower height and counterclockwise to adjust it to a higher height. If you’re having trouble adjusting it with just your fingers, place a quarter in the grooves of the ball catch to help turn the mechanism. Turn and test til you find the perfect height so that your door can close with ease.

How long before I need to touch up stain or sealer on exterior wood products?

Exterior features such as posts and exterior doors should be re-stained or resealed every 6-12 months.

Tips to remember before re-staining or resealing your exterior wood features.

  • Clean exterior of doors and posts with a damp cloth then come back with a dry cloth to remove any dust and dirt that has accumulated on the surfaces.
  •  If you have glass panes on your doors, be sure to use tape around the edges to protect the glass from the stain or sealer. Blue painters tape is a good tape to use with easy removal. Once you have completed the finish, remove the tape immediately.
  • Do not use razor blades or sharp objects to clean the glass or to remove the tape. These items will scratch the glass.

If the front of your home receives a lot of sun exposure, facing the east or west, the exterior wood features may need to be examined more frequently due to fading from the direct sunlight.

Any changes to the characteristics of your exterior doors and posts are perfectly normal, only reflecting the natural aging process of the wood elements and should not be considered as defects.

 

Why is my sheetrock cracking?

As you settle into your brand new home, the walls around you will be settling too. You may begin to see thin cracks form on your walls and above door frames. Rest assured that these changes are completely normal in a new build.

Sheetrock cracks are caused by the expansion and contraction of a new home. When lumber is delivered, it needs to acclimate to the temperature of your home. Nail pops and sheetrock cracks will appear as your home is settling.

Why do some rooms feel hotter or colder than others?

If you’re feeling a drastic temperature change from room to room, this means the damper in the A/C needs to be balanced. This situation requires help from your warranty team or HVAC subcontractor.

 

thermostatPlease note that it is recommended that you do not drop your A/C more than 2 degrees at a time to ensure that your unit does not freeze. In warmer months, consider turning on your ceiling fan to help balance out the change in temperature as you lower the thermostat a little at a time. On the contrary, in colder months, investing in a couple space heaters/towers can easily help warm up your home especially the most used areas; bedrooms, and living spaces. This may help suppress the amount on your utility bill by not messing with the heater too much on thermostat and just using these space heaters instead. Remember to turn them off before you leave the home or some brands even come equipped with timers to help in case you forget. You surely don’t want it to become too stuffy!
