It's not just lumber...

You may have heard that the price of lumber is finally going down, and you may be thinking that the price to build is coming down a lot and soon! Well, "the "cash" price of lumber is down 20%" according to Fortune, but that doesn't tell the full story...

Since the global pandemic, lumber prices were not the only volatile piece of the construction and home building market.  Windows, appliances, doors, copper and other materials have ALL been in a shortage. 

According to the National Association of Home Builders, "Shortages of materials are now more widespread than at any at any time since NAHB began tracking the issue in the 1990s, with more than 90% of builders reporting shortages of appliances, framing lumber and OSB."

This survey and other sources clearly show that just because lumber prices are starting to dip, that dip may not affect the current climate of the construction market much. Chuck Fowke, chairman from NAHB, wrote that "a growing number of builders are limiting sales in order to manage supply chains, including access and cost factors associated with lumber, appliances, and other building materials.”
