Modular Vs. Custom Home

Choosing to build a home is an exciting but decision-filled journey for homeowners. One decision that pops up for many homeowners who decide to build is whether they should build a custom home or go with a modular home. In this blog, we will discuss the upsides and downsides when building each.  

  • Construction Timeline – Generally speaking, you will see a modular home go up faster than a custom one. Many factors contribute to the speed of your build, but one of the major contributing factors to your construction timeline is the weather. Unfortunately, we are often at the mercy of the weather when building a custom home. Since modular homes are mostly constructed indoors, the weather won’t negatively impact your timeline like it would for a custom home. 

 

  • Customization – Personalizing their new home is often what makes the building process so appealing to homeowners. When building a custom home, the possibilities of what you can incorporate into your floor plan are almost infinite. However, due to the mass production of modular homes, there is very little flexibility, and options that you would usually find with a custom home are not offered. 

 

  • Affordability – One of the advantages of a modular home is that the cost of a modular home is significantly cheaper than a custom home. This is due to a modular home being one of many being built by the same manufacturer, and with less possible downtime, there are fewer costs associated with its construction.

 

  • Quality – Although both types of homes are made from the same materials, the level of quality control during the build varies greatly. With a custom home, someone is supervising the construction from start to finish, and any errors along the way can be caught and fixed in the field. Since many of the components of a modular home are built off-site, an internal mistake made during manufacturing may go unnoticed until time for assembly or, in some cases, after assembly.
