PREPARE FOR YOUR NEW HOME

It's best to be as prepared as possible before starting construction on your home. Our path to building on your land starts with creating a budget, choosing your floor plan and gathering important documents.

1. GET PRE-APPROVED BY OUR LENDERS

Learn about your monthly note and which parts of your closing costs MB covers.

2. PREPARE FOR YOUR MEETING

Choosing a floorplan and gathering any important documents (like your property plat and cash sale) will help make your first consultation run smoothly. You can learn about how to prepare for your meeting at: https://www.manuelbuilders.com/blog/preparing-for-your-new-home-consultation

3. MEET WITH YOUR BUILDING CONSULTANT

Schedule a first consultation to see included options and discuss what fits you best. From this meeting, we will put together an estimate.

4. PURCHASE ESTIMATE

Review your line-item bid, and sign your purchase estimate. Once you do this contracts will be written for your signature.

Our Design and Site Coordinators will guide you to prep your site for construction and pick your interior and exterior finishes.


5. SITE EVALUATION

Once you have turned in all your property documents and flagged your home on your property, one of our site coordinators will reach out to schedule your site evaluation. A team member will then meet you at your site to confirm site access, utility placement, confirm driveway, etc.

6. SELECTIONS

Your pre-production facilitator will reach out to schedule your selections meeting with a design coordinator. You will use our "Look Book" to complete the pre-selections questionnaire. Once completed, you will be able to sit with your design coordinator to select any exterior and interior finishes.

7. RECEIVE PERMIT SETS

You will now receive your permit sets for review. Your building consultant will reach out to schedule a plan review meeting where you will go over your plan and make any necessary adjustments.

The last few steps include closing your construction loan, finalizing your plans and making sure you have everything you need to start construction.


8. PERMITTING BEGINS

Your site coordinator will begin the permitting process and make sure your home and selections are ready for construction.

9. CLOSE YOUR CONSTRUCTION LOAN

Once your appraisal is complete, you can now close on your construction loan.

10. FINAL PLANS COMPLETE

Your building consultant should now have received structural/window confirmation, compaction tests, and you've reviewed and signed off on your plans, now our design team will create your Final Plans!

11. FINAL SIGNING

Your pre-production facilitator will reach out once all pending documents are received to sign off on your final plans.
RELEASED TO CONSTRUCTION

By now, all necessary documents have been received and your home can be released into the field for construction. Your superintendent will help you as our team builds your new home!

12. WATCH YOUR HOME COME TO LIFE

As the slab goes down and the house goes up, your eye for design comes to life as the paint colors and finishes you selected make their way from the plans to every surface of your home.

13. FINAL WALKTHROUGH

Meet your superintendent at your home to do a final walkthrough and review the project.

14. CLOSING DAY

This is the day you've been waiting for! You will sign your final documents, review your warranty program, and get the keys to your new Manuel Builders home!
