Phase One: Customize Your Home

Phase One: Customize Your Home

Before beginning construction on your new home, there are a few things we’ll need to do. We’ll work together to design a home that suits your needs and wants, build an itemized guaranteed bid for you and then draw up house plans for you to approve and finalize.

1. GET PRE-APPROVED BY OUR LENDERS

Learn about your monthly note and which parts of your closing costs MB covers!

2. CHOOSE YOUR FLOOR PLAN

Remember, we can customize the inside and outside of every plan.

3. MEET WITH YOUR BUILDING CONSULTANT

Schedule a first consultation to see included options and discuss what fits you best.

4. BID REVIEW

Receive your line-item bid, our price commitment to you, and review it with your Building Consultant.

5. PURCHASE AGREEMENT

Sign your purchase agreement and get your first set of blueprints!

6. BRING IN PROPERTY DOCUMENTS

For site evaluation and permitting, we will need your Cash Sale (or Act of Donation), plat, and any restrictions.

7. PLAN REVIEW

Meet with your Building Consultant to go over each page of your plans, down to even the outlets, and make any remaining plan adjustments.

8. PLAN REVIEW CHANGE ORDER

Receive an itemized list of any changes discussed and approve adjustments.

9. STRUCTURAL CONFIRMATION

Confirm that all structural adjustments are correct and final.
PHASE 2:  FINALIZE THE DETAILS

PHASE 2: FINALIZE THE DETAILS

Now we focus on the details of your home, which includes everything from its exact location on your lot to your finishes, chandeliers and faucets!

10. SELECTIONS PREPARATION

Receive your “Look Book” and complete the pre-selections questionnaire.

11. SELECTIONS CONSULTATION

Meet with your Design Coordinator to select your exterior and interior finishes.

12. SITE EVALUATION

Meet with your Project Manager at your property to evaluate your home site and confirm any driveway or utility allowances.

13. SELECTIONS AND SITE EVALUATION CHANGE ORDER

Receive an itemized list of any changes discussed and approve adjustments.

14. CLOSE CONSTRUCTION LOAN

By now, your appraisal should be complete and you can close your construction loan.

15. COMPLETE DIRT PAD

Complete your dirt pad and perform the compaction test(s) to ensure it is stable enough to support your foundation.

16. PERMITTING AND JOB REVIEW

We begin the permitting process and review your plans and selections with your Project Manager.

17. SIGN FINAL PLANS AND SELECTIONS

You have one last meeting with your Design Coordinator to review and sign off on everything.
PHASE 3: CONSTRUCTION

PHASE 3: CONSTRUCTION

This is the part where you get to sit back and enjoy watching your beautiful new home take shape. Your Project Manager will oversee the construction of your home and will reach out to you with updates or any questions that may arise. If you have any questions or concerns during the build, he’ll be only a phone call away!

18. WATCH YOUR HOME COME TO LIFE!

As the slab goes down and the house goes up, your eye for design comes to life as the paint colors and finishes you selected make their way from the plans to every surface of your home.

19. FINAL WALKTHROUGH

Meet with one of your MB Project Managers to walk through your home and review the project.

20. CLOSING DAY!

You sign your final documents, review your warranty program, and get the keys to your new Manuel Builders home!
