Path to Presold

Learn about the Manuel Builder difference when picking your lot and floorplan in one of our communities.


Pre-Construction

There are many tasks to complete before construction can start on your new home. We work together during this stage to ensure that the building process goes smoothly once it starts.

  1. Get Pre-Approved by an MB Preferred Lender

    Ask about Manuel Mortgage and our current incentives.

  2. Pick Your Lot, Pick Your Plan

    Choose one of our plans, specially designed to fit the lots within our communities.

  3. Choose Interior & Exterior Palettes

    Pick your lighting packages, cabinet hardware, and other interior finishes.

  4. Customer Options Sheet

    This is one more tool we offer in letting you customize your home.

  5. Approve Manuel Builders Contract Documents

    Sign Manuel Builders documents and deliver non-refundable deposit and upgrade checks.

  6. Price Reservation Agreement

    Review your price reservation agreement, pay your deposit, and sign to move forward with pricing on your home.


Construction Process

Now that selections have been made and paperwork has been finalized, you get to see your home take shape as construction begins! No additional changes to your home can be made once the construction process is under way.

  1. Plans & Permits

    Your home plans are customized by our Manuel Builders design team and sent off to city permitting.

  2. Site Work

    Four corners are marked and form material is delivered.

  3. Slab

    Footings are dug and all rough-ins and inspections are performed. Your new Manuel Builders home is officially underway.

  4. Framing & Rough Ins

    Framing gives your home support and shape. Your home's internal parts, plumbing, electrical, and HVAC are installed.

  5. Initial Inspections & Quality Control

    Your home is inspected by city inspectors and our own state-certified home inspector.

  6. Drywall, Cabinets & Trim

    Walls are closed up, and, taking shape, the home shows off its spaces.

  7. Paint

    Your eye for design comes to life.

  8. Power Ready

    Your home is now alive and has electricity.

  9. Interior Finishes & Finishes Walk

    Countertops, backsplash, and flooring are installed. You will get the chance to meet your superintendent again to see your selections implemented.

  10. Final Trimouts

    Your home is nearing completion! All wood trim, door hardware, appliances, and plumbing fixtures are installed.

  11. Final Inspections

    Your home is ready for another round of quality control and city inspections.

  12. Rough-Ins

    Your home's internal parts, plumbing, electrical, and HVAC are installed.


You’re Almost Home!

It's the final stretch! After final orientation you will close on your loan and get the keys to your new home!

  1. Homeowner Orientation

    Meet with your Manuel Builders superintendent to walk your new home, and complete your orientation, where you will learn how to operate and care for your home.

  2. Closing & Warranty Overview

    Your Manuel Builders superintendent will confirm that the home is complete and give you an overview of your warranty.

  3. Closing

    It's time for you to sign your closing documents and receive the keys to your new home! Congratulations on your brand new home!
