Would you like to live in one of our communities but would like to have some say in your floorplan, lighting package, cabinet hardware or other finishes? There are many tasks to complete before construction can start on your new home. We work together during this stage to ensure that the building process goes smoothly once it starts.

1. Get Pre-Qualified By a Preferred Lender

Ask about our preferred lender incentive program.

2. Pick your Lot, Pick your Plan

Choose one of our plans that are special designed to fit the lots within our MB communities.

3. Price Reservation Agreement

Review your price reservation agreement, pay your deposit, and sign to move forward with pricing on your home.

4. Choose Interior & Exterior Pallets

Pick your lighting packages, cabinet hardware, ​and other interior finishes.

5. Customer Options Sheet

This is one more tool we offer in letting you customize your home.

6. Approve Manuel Builders Contract Documents

Sign Manuel Builders documents and deliver non-refundable deposit and upgrade checks.
Construction Process

Construction Process

Now that selections have been made and paperwork has been finalized, you get to see your home take shape as construction begins! No additional changes to your home can be made once the construction process is under way.

7. Plans & Permits

Your home plans are customized by our Manuel Builders design team and sent off to city permitting.

8. Site Work

Four corners are marked and form material is delivered.

9. Slab

Footings are dug and all rough-ins and inspections are performed. Your new Manuel Builders home is officially underway.

10. Framing

Framing gives your Manuel Builders home support and shape.

11. Rough Ins

Your home’s internal parts, plumbing, electrical, and HVAC are installed.

12. Initial Inspections and Quality Control

Your home is inspected by city inspectors and our own state-certified home inspector.

13. Drywall, Cabinets & Trim

Walls are closed up and the home takes shape and shows off its spaces.

14. Paint

Your eye for design comes to life.

15. Power Ready

Your home is now alive and has electricity.

16. Interior Finishes

Countertops and your backsplash, along with flooring are installed.

17. Final Trimouts

Your home is nearing completion! All wood trim, door hardware, appliances, and plumbing fixtures are installed.

18. Final Inspections

Your home is ready for another quality control and city inspections.

It's the final stretch! After final orientation you will close on your loan and get the keys to your new home!

19. Client Home Orientation

Meet with one of our Manuel Builders superintendents to walk your home, review the project, and teach you how to operate your new home.

20. Warranty Overview

Your Manuel Builders superintendent will confirm with you that the home is ready, and give you an overview of your warranty.

21. Settlement & Closing

It's time to sign your final documents and close on your home. You are now an owner of a Manuel Builders home!
