Back to School, Back to the Basics: Do Your Homework Before Buying a Home

August 14, 2025

🏡 Back to School, Back to the Basics: Do Your Homework Before Buying a Home

As the school bells start ringing and backpacks are packed once again, there's no better time to talk about the importance of doing your homework—especially when it comes to buying a home.

Whether you're a first-time buyer or looking for your next place to grow, purchasing or building a home is one of the biggest financial decisions you'll ever make. Just like preparing for a big exam, the more you study up front, the more confident you'll feel walking into that closing room. Here's your home buying cheat sheet to help you ace the process:

✅ 1. Check for Buying Incentives

Builders and lenders often offer incentives as you work together to find your dream home. Back to school and doing your homework go hand in hand – that's why we are running our current Back to School special!

Manuel Builders is offering up to $6,500 in options and closing costs for new construction homes, and big savings on all of our move-in-ready homes through August 31st!

But wait, there’s MORE: Manuel Builders preferred lender and title companies are also offering specials: up to $2,000 from lenders and $465 from title!

It has never been easier (or more cost effective) to own a home!

✅ 2. Pay Attention to Interest Rates

Interest rates can shift quickly, and even a small increase can make a big difference in your monthly payment and buying power. Interest rates have recently gone down and are continuing to drop. We work closely with our trusted lenders, who stay on top of the market and help you navigate the smartest financing options.

✅ 3. Understand Your Budget

Before falling in love with floorplans or finishes, make sure you’ve done the math. Homework here means:

  • Getting pre-approved
  • Understanding your total monthly payment
  • Knowing your comfort zone, not just your limit

✅ 4. Research the Builder & Title Company

Not all homebuilders are created equal. Do your research and know the difference between cost-plus and hard bid builders. Cost plus can be extremely difficult to navigate, as costs of materials and labor can fluctuate with the market. This can lead to going over budget on your build. A hard bid establishes a fixed price, making it a cost-effective option for families. At Manuel Builders, we provide a hard bid so you know exactly what you are paying when you get started. This is a huge benefit to you, allowing you to build your home with peace of mind.

Class Dismissed — But the Homework Matters
A little research now can lead to better deals, fewer surprises, and a smoother buying experience. As families shift back into school routines, it’s the perfect reminder that knowledge really is power—especially in real estate.

If you're ready to "enroll" in your home-buying journey, we're here to help you pass with flying colors. Use our e-book as your guide to explore buy and build options for your future home!
