What Is the First Step to Building a Home with Manuel Builders?

August 24, 2026

From Marie Watkins, Division President:

I get asked some version of this question almost every week: “Okay, we’re interested but what do we actually do first?” It usually comes from a family touring one of our homes, or from someone who’s been quietly browsing floor plans online for months and finally worked up the nerve to reach out. Here’s what I tell them every time: the first step is smaller than you think, and it’s the one that makes everything after it easier. It’s simply coming in and seeing what we do in person.

It Starts with a Conversation, Not a Contract

I know what building a home sounds like from the outside — a big, scary commitment with paperwork and pressure attached. That’s not what a first consultation with us is. It’s a conversation, not a contract. You sit down with one of our team members, in person or by phone, and we ask more questions than we answer: What part of Texas are you hoping to be in? Do you already own land, or are you looking at one of our communities? What does your family actually need in a floor plan? Nothing gets signed. Nothing gets decided on the spot. You leave with real answers instead of more open tabs on your browser.

Come See, Touch, and Feel What’s Already Included

Here’s the part most people don’t expect, and honestly, it’s the reason I push so hard for people to just come in: our design center. Photos on a website can only tell you so much, and they tend to leave people feeling like everything nice is an “upgrade” they’ll have to fight for. When you walk through our design center, you get to see, touch, and feel the countertops, cabinet hardware, flooring, and fixtures that come included in our homes — not a locked showroom of options you have to unlock later. It’s a genuinely wide range of quality selections, already built into the price, and standing in front of them changes how people feel about building with us almost every time. You stop wondering what you’re “allowed” to have and start realizing how much choice you actually get.

That included variety comes from real relationships, too — the flooring, countertops, and finishes you’ll see on your visit come from vendor partners we work with closely, so what’s in the design center is well-vetted, not a random showroom sample.

What Happens Next

From that first visit, the process moves at a pace you can plan around: selecting a homesite, narrowing down your floor plan and finishes, and getting a clear budget and timeline before anything is final. Our team stays with you at every step after that, so nothing feels like a surprise. But almost none of that matters until you take the first step of just coming in — everything else is easier once you’ve seen it for yourself.

Don’t Just Take Our Word For It

One of our homeowners, Janet Vidrine, put it better than I could: “We love working with her, she’s wonderful!! So lucky she is helping us build our forever home.” That’s the thing about this process : the families who were most nervous walking in are usually the ones who end up saying that once they got started. Coming in for that first visit is what makes the difference between wondering and knowing.

We Know Why You Haven’t Booked Yet — Come Anyway

If you’ve been meaning to reach out but haven’t, you’re not alone, and I’d bet I know why. You’re busy, and an hour feels hard to find. You’re a little nervous about walking into what feels like a sales pitch. You’re not ready to commit to anything and don’t want to feel pressured into being. You’re not even sure what you’re supposed to bring or ask. Every one of those is a completely normal reason to hesitate, and none of them are a reason to wait.

So let me make it simple: there is nothing to prepare and nothing to sign. Bring a Pinterest board if you have one, or bring nothing but your questions. You are not committing to buy a home by scheduling a consultation or walking through our design center. You’re committing to spend about an hour getting real answers and seeing real finishes, with zero pressure to move forward until you’re ready. Most families tell us that one visit is what turned “someday” into an actual plan. Take the first step today and reach out to schedule your consultation or a design center walk-through. I promise the hardest part of this whole process is just picking up the phone.

Division President, Manuel Builders

Marie leads Manuel Builders' Texas division — and got her start as a Manuel Builders customer herself before joining the team. In her 14 years with the company — now in her 15th — she's helped build the very process behind everything in this post: full customization at a price point that doesn't force families to choose between their dream home and their budget. She was named to Pro Builder's 2024 40 Under 40 and personally designed the 2024 Love Our Schools giveaway home from vision board to finished house.

“Marie built a process to streamline, but still fully customize homes at affordable price points, so people don’t have to choose between spending an excessive amount of money to have the home they dreamed of or having to limit their ability to customize.”
