Whether you've chosen a presold home in one of our communities or designed a custom home from the ground up, this is the point where your dream stops being a set of plans and starts becoming a place you'll soon call home.
At Manuel Builders, we know one of the biggest questions homeowners ask is, "What happens next?" So, we thought we'd walk you through the journey and give you a behind-the-scenes look at what happens after your home enters production.
First Things First: Meet Your Superintendent
As soon as your home enters production, it is assigned to one of our superintendents. Think of them as the person leading the charge and making sure all the moving pieces come together exactly as planned.
One of the first things they'll do is reach out and let you know they've received all the information needed to get your project started. From there, they begin coordinating everything behind the scenes—from ordering dumpsters and arranging temporary power to scheduling trade partners and ordering materials for your foundation.
There's a lot happening before a shovel even hits the ground, and while it may not always be visible, it's all part of setting your home up for a successful build.
The Slab Pour: A Homeowner Favorite
Once all the prep work is complete, it's time for one of the first major milestones—the slab.
This is often when everything starts to feel real.
Many of our homeowners love visiting the site before the concrete is poured to write their names, Bible verses, special messages, or family memories into the slab. It's a fun tradition that becomes a hidden piece of your home's story for years to come.
If you'd like to participate, your superintendent can help coordinate the best time to visit.
Watching Your Home Take Shape
After the slab is complete and cured, framing materials begin arriving on-site.
This is usually the point where homeowners find themselves driving by a little more often.
Walls start going up. Rooms become recognizable. Hallways appear. Suddenly, that kitchen you've been imagining and the living room where you'll gather with family start taking shape right in front of your eyes.
It's one of the most exciting phases because you can finally walk through the spaces you've only seen on paper.
Before the Walls Close Up
Once framing is complete, our plumbing, electrical, and HVAC teams begin installing the systems that make your home comfortable and functional.
Before insulation and sheetrock are installed, we'll invite you to walk through the home with us.
This is an important milestone because it's your opportunity to confirm that everything is where you want it. We'll review items like:
Light switches
Electrical outlets
Hose bibs
Plumbing locations
Any additional drops or special requests
It's much easier to make adjustments now than after the walls are finished, so we want you to feel confident before moving forward.
Quality Matters—And We Take It Seriously
One thing that sets Manuel Builders apart is our commitment to quality throughout the build.
Of course, your home will go through all required local municipality inspections, but we don't stop there.
Our internal Quality Assurance team performs additional inspections during construction, including before sheetrock is installed. These extra reviews help us catch details early and ensure the level of craftsmanship our homeowners expect.
For us, quality isn't just a final checklist—it's something we focus on every step of the way.
The Home Starts Feeling Like Home
Once the roof is shingled and the home is dried in, sheetrock installation begins.
Around the same time, your custom cabinets—already measured and being built behind the scenes—are getting ready for installation.
Cabinets are often one of those moments when homeowners walk into the home and say, "Wow, it's really happening."
Soon after, our trim carpenters begin adding crown molding, baseboards, window trim, and other finishing details. Then comes the first coat of paint, bringing color and personality into the space.
At this point, it's getting harder and harder to imagine the home as a construction site.
The Finishing Touches
As exterior finishes near completion, the interior really starts coming together.
Your electrician returns to prepare the home for permanent power. The HVAC system gets ready for startup. Countertops are installed. Flooring crews begin their work.
Every week seems to bring a noticeable transformation.
Once those major finishes are complete, our trim crews return to install the final details like quarter round and door hardware. Then our plumbers come back to set sinks, faucets, tubs, and fixtures.
By this stage, your home is looking very close to move-in ready.
The Final Stretch
With only a few items remaining, we begin final sheetrock touch-ups and complete the last coat of paint.
Then it's inspection time.
Your home goes through its final municipality inspections as well as our own internal quality inspections. Once everything is approved, we professionally clean the home and prepare for one of the most exciting milestones of all—your homeowner orientation.
During this walkthrough, we'll spend time reviewing your home's features, answering questions, and documenting any remaining items that need attention before closing.
Our goal is simple: make sure you're completely comfortable and confident before move-in day arrives.
Then Comes the Best Part...
Closing day.
After months of planning, building, and watching your home come to life, it's finally time to receive the keys.
There's nothing quite like unlocking the front door of a brand-new home that's uniquely yours.
